基于PVAR模型的保障性住房供给规模影响因素的实证研究 被引量:6

摘要 建立聚类分析与灰色关联分析相结合的方法,对保障性住房供给规模的影响因素指标进行筛选,识别出主要影响因素;建立PVAR模型,采用我国2004—2016年29个省市的面板数据,对保障性住房供给规模及其主要影响因素的互动关系进行实证研究。结果表明:影响保障性住房供给规模的主要因素为人均财政支出、城镇居民人均可支配收入、商品房住宅竣工面积和住宅土地供应面积;人均财政支出、城镇居民人均可支配收入、住宅土地供应面积促进保障性住房供给,商品房住宅竣工面积对保障性住房供给规模的影响呈倒"U"型;同时,保障性住房供给一定程度上促进商品房市场发展。 The method of combining cluster analysis and grey correlation analysis was used to screen the factors that affected the scale of affordable housing supply, and the main influencing factors were identified. Then the PVAR model was established, and the panel data of 29 provinces and cities in China from 2004 to 2016 were used to empirically study the interaction between the supply scale of the affordable housing and its main influencing factors. The results showed that the main factors affecting the scale of affordable housing supply were per capita fis- cal expenditure, per capita disposable income of urban residents, commercial housing completion area, and residential land supply area. Per capita fiscal expenditures, per capita disposable income of urban residents and residential land supply area promoted the supply of affordable housing. And the impact of the completion area of commercial housing on the scale of affordable housing supply was inverted "U" type. At the same time, the supply of affordable housing promoted the development of the commercial housing market to some extent.
