摘要
产权是决定和影响历史街坊肌理形成和更新策略的重要因素。基于产权制度理论及其对于历史街坊更新影响的分析,以上海市三种模式的历史街坊有机更新的案例研究产权视角下有机更新中的策略。上海中心区历史街坊城市更新模式将逐步从重构物权向关注保留物权转变、更新方法从自上而下转变为上下结合、管理机制从单向决策转变为多方协作,城市更新中公共要素的落实依赖于相关激励机制和各方利益的协调机制的建立。
Property right is an important factor determining and influencing the formation and renewal strategy of historical zone. Based on the theory of property rights system and its impact on the renewal of the historic neighborhood, a case study of the organic renewal of the historic streets of the three models of Shanghai is made to study the strategy of organic renewal in the perspective of property rights. The renewal mode of the historic street city in the Central District of Shanghai will gradually change from rebuilding of property rights to the concern of property rights, the method of renewal from top-down to upper and lower, management mechanism from one way decision to deep cooperation. The implementation of the public elements in urban renewal depends on the construction of the related mechanism of excitation and the coordination mechanism of the interests of all parties.
