摘要
本文根据新疆房地产业发展现状,利用投入产出理论测算了2012年新疆房地产业对经济增长的带动效应,其前后向带动效应以及总带动效应分别为0.5543、0.7628和1.3171。在西北五省中,新疆房地产业总带动效应排在首位,陕西与甘肃处于相近水平,三者都大于1;青海和宁夏房地产业的总带动效应都小于1。新疆房地产业产值规模较小,第三产业对经济增长的贡献较低以及人均收入相对较低等是新疆房地产业对其他产业带动效应较弱的主要原因。今后可通过大力促进新疆经济发展、加快城镇化进程、加强对房地产业的精准调控等途径实现房地产业的健康、规范、快速发展。
This paper firstly analyzes the current situation of the development of real estate industry in Xinjiang,and calculates the driving effects of real estate to the economic growth in 2012 by employing the Input-Output theory.Its forward and backward and total driving effects are 0.5543,0.7628 and 1.3171 respectively.Among the provinces of five in northwest of China,the total driving effects of real estate of Xinjiang rank NO.1,which is in the similar level as in Shaanxi and Gansu,all are above 1;however,the total driving effects of Qinghai and Ningxia are all below 1.Secondly,the paper analyzes the main reasons that causes weak driving effectsof real estates on other industries and puts forwards suggestions to achieve improvement.
