摘要
中国房地产业和银行关系紧密,在长期合作中由利益驱使形成共生关系。本文从利益分配维度对二者共生效果进行检验发现,中国"房地产—银行"共生系统的收益不稳定,且呈偏利于房地产业的非对称分布,银行在与房地产业的合作中未获得平等的利益分配,"房地产—银行"共生系统运行效率偏离系统环境的优秀水平,共生效果不理想。作者认为,对房地产业与银行共生关系的本质属性和内在规律认识不清,以及偏颇的调控政策是导致中国房地产业与银行长期不能协调共生的主要原因。
There is symbiosis between the real estate and banking industries in long-term cooperation attributed to the benefit driving. However, the empirical study finds that the benefit generated from the real estate-banking symbiosis is unstable and is distributed asymmetrically in China based on the benefit distribution perspective. The reasons of the unsatisfactory symbiotic effect are the biased macro-policies, leading to the unfavorable cycle between the real estate and banking industries and the unsuitable cooperation modes of both industries which affect the validity of the benefit distribution. Therefore, it is essential to optimize the symbiosis between the real estate and banking industries and improve the symbiotic effect based on the policy adjustment.
