摘要
基于空间计量统计,利用Arc GIS对商品房住宅价格进行探索性空间分析,根据Moran's I散点图、LISA散点图及聚类图、空间分布图等分析区域差异性的空间相关性及相互关联影响。以江苏省39个市、县近10年的商品房住宅价格为例,从时空差异的角度揭示了江苏省的住宅在空间位置上呈圈层式形态分布,商品房住宅价格在2008年—2014年呈现较强的空间正相关性,且相关性呈逐年递减的趋势。为避免南京地区房价过热,政府应在采取相应政策抑制的同时,加大周边地区的开发与优惠政策,确保区域间的协调同步发展。
Based on spatial measurement statistics,the exploratory space analysis of commercial housing prices is given by using ArcGIS,and according to Moran's I scatter diagram,LISA scatter diagram and cluster graph and spatial distribution maps etc.,the spatial correlation and interrelated effects of regional differences are analyzed. Taking for example the price of commercial housing in 39 cities of Jiangsu province during recent 10 years,the spatial distribution of housing in Jiangsu province is revealed from the perspective of time and space differences.The price of commercial housing is highly correlated with space in 2008-2014,and the correlation shows a trend of decreasing year by year.In order to avoid overheating of housing prices in Nanjing,the government should adopt corresponding policies to curb and increase the development and adopt preferential policies of surrounding areas to ensure the coordinated development of regional coordination.
