摘要
地铁车辆段由于占地面积较大,一般会给城市总体功能、景观和交通布局带来影响。在建设车辆段时,合理利用其上部空间及地面空间,对车辆段上盖物业进行开发,使之与周围的景观相协调,能提升土地使用价值,减少对城市景观及功能的不利影响,降低城市轨道交通的建设成本。武汉地铁常青花园车辆段按照"地铁+物业"的上盖开发模式设计,摆脱车辆段、停车场单一建设的固有思路,设计难度也随之增加。通过对该项目的可行性分析、开发方案的研究,整理与归纳了地铁车辆段进行上盖物业开发设计需注意的问题及项目分阶段实施的工作内容,供今后地铁车辆段设计作参考。
In general metro depot would hinder a city's overall function,influnce the landscape and traffic layout because of its larger floor area.In the construction of metro depot,rational use of its upper space and floor space will achieve the goal of harmonious development with the surrounding landscape,improve the land use value,effectively reduce the construction cost of rail transit and the impact on urban functions.Changqing Garden metro depot in Wuhan is designed in accordance with a comprehensive development mode:metro + real estate by abondaning the inherent idea of metro depot and parking lot construction seperately,thus inevitably meets more difficulties in the design.Through analyzing the feasibility of the project and the development program,problems need to be concerned about are classified and concluded,aiming to provide a new design model for future designs of metro depot.
