摘要
房地产业的定位,一直备受社会乃至业界、学界的关注。因为定位的准确与否毕竟关系社会民生的和谐,关系到房地产业的进一步发展。长期以来,我国房地产业定位主要有三种观点:一是"支柱论";二是"基础论";三是"主导论"。这些观点在我国影响深远,具有广泛的代表性,但如果从房地产业的属性与特征深入探讨,就会发现房地产业并不特殊,本位的还原也就是一个与民生问题息息相关的服务性产业,任何人为地"拔高、加重",甚至"贬低"房地产业的言论和行为,其实都不利于房地产业自身的发展。
The positioning of the real estate industry has been paid close attention to by the society, in- dustry and academic circle, for the positioning accuracy after all is related to social harmony and people's livelihood, and further related to the development of the real estate industry. For a long time, there are mainly three kinds of views of its positioning in China : the first is the "pillar" theory, the sec- ond is the "foundation" theory, and the last is the "leading" one, which have far-reaching influence in China with broad representations. But if its attributes and characteristics are analyzed, it will be found that real estate industry is not special, and its essence is a service industry which is closely related with people's livelihood. So any attempt to "raise", "sharpen", or even "belittle" its position, will be in fact damage the development of this industry.
