摘要
南京城市快速转型期,城市建成环境的改变异常迅速,以往学者基于"五普"数据得出的社会空间结构已经有所松动并面临重构。房地产市场数据能够直接反映住宅供给环境的改变,并间接预测出城市居住分异结构甚至发展趋势。通过对南京房地产数据的分析发现,新时期南京城市居住分异表现为邻里社会关系与物质空间结构的"双重碎片化"特征。随着相关政治经济背景的变化,城市居住物质环境的大规模更新将渐缓,文化植入与再植入可能成为南京居住分异的主导机制。
The urban built environment in Nanjing changes rapidly with abnormity during the period of its urban transformation. The social-spatial structure concluded from "the fifth national census" has been flexible and is facing restructuring. Data of the real estate market can directly reflects the change of housing supply and indirectly forecasts urban residential differentiation and its developing trend. Though the study we find that the urban residential differentiation in Nanjing represents the character of "dual-fragmentation" of neighborhood and material spatial structure in the new period by analyzing data of the real estate in Nanjing. As relative political and economic background changing, the large-scale renewal of urban residential material circumstance will be gradually slowed and cultural implantation and reimplantation is likely to become the dominant mechanism of Nanjing residential differentiation.
