摘要
介绍了房地产收益值的研究背景,针对传统收益预测方法的局限性,提出了灰色预测方法来预测收益性房地产的收益,阐述了总收益预测模型GM(1,1)和纯收益灰色预测模型GM(0,2)的预测方法和预测值精度评估。
The research background of domain profit was introduced, aiming at the limitation of classic profit predication, the gray predication method to predicate the domain profit was proposed. The predicating method of general profit predication model GM( 1,1 ) and net benefits gray predication model GM(0,2) and predicating precision evaluation were illustrated.
